A TM44 inspection is a CIBSE TM44 energy assessment of the air conditioning systems in a UK building. It reviews system efficiency, sizing and maintenance, and produces a report that must be lodged on the national register.
Any building with air conditioning systems with a combined effective rated output over 12kW needs a TM44 inspection. This includes offices, retail units, warehouses, restaurants, hotels and managed residential blocks.
At least every 5 years under the Energy Performance of Buildings Regulations 2012. A new inspection is also required when systems are substantially changed.
Local authorities can issue penalties for non-compliance. An up-to-date TM44 report is also increasingly required during property transactions, lease negotiations and EPC assessments.
